The London housing market

Detached homes in London averaged about $663K in June 2026, with townhouses near $470K and condo apartments near $319K, and the all-types average around $607K, down roughly 7% year over year. London-St. Thomas is one of the more corrected markets in Ontario and still sits well below its early-2022 peak. The city is the largest in southwestern Ontario, anchored by Western University and London Health Sciences Centre, one of the largest hospital systems in the country. That produces a steady flow of buyers whose income does not look like a standard salary: medical residents and fellows on training pay with an offer letter in hand, academic staff on contracts, and a deep student rental market around the university. Housing spans older homes in Old North and Wortley Village through to large subdivision growth in the north and northwest.

Why use a mortgage broker in London?

A mortgage broker is a licensed professional who shops multiple lenders on your behalf. Instead of going to one bank and accepting their offer, a broker compares rates and terms from 50+ lenders in a single application. The lender pays the broker, so there is no cost to you.

In London, where property values and mortgage amounts are significant, even a small rate difference translates to thousands of dollars in savings over a 5-year term. A broker also negotiates terms like prepayment privileges, portability, and penalty structures that matter when your life changes.

Craig Austin is a Level 2 Mortgage Agent operating under Tango Ontario (FSRA #13691), serving London and all of Middlesex County. With access to every major lender in Canada and a specialty in physician and healthcare financing, Craig handles everything from first-time purchases to complex refinances and investment properties.

What we help with

Mortgage help in London

Every situation is different. Here is what we see most often.

Buying a Home

First-time or experienced buyer, we walk you through the stress test, down payment options, CMHC insurance, and closing costs. Then we find the rate and lender that fits your situation.

Mortgage Renewal

Your bank sends a renewal letter and hopes you sign it without shopping around. You can switch lenders at renewal with zero penalty. We compare the full market so you know exactly what you are leaving on the table.

Refinancing

Pulling equity for renovations, consolidating debt, or restructuring your mortgage to save money. We calculate the penalty, compare the options, and make sure the numbers actually work before you commit.

Physician Mortgages

Doctors, residents, and dentists qualify for specific programs that accept offer letters instead of T4s, ignore student debt, and often allow higher loan amounts. We know every lender in Canada that offers these programs.

Self-Employed

Business owners, freelancers, and commission earners face tighter scrutiny from traditional lenders. We know which lenders accept business financials, stated income, or alternative documentation to get you approved.

Investment Properties

Rental properties have different qualification rules, down payment requirements, and rate options. We know which lenders are investor-friendly and how to structure applications to maximize your buying power.

Yes. Craig Austin Mortgage Group works with clients in London and across southwestern Ontario. Craig is a licensed Level 2 mortgage agent under Tango Ontario, FSRA brokerage #13691, with a specialty in physician and healthcare professional financing. Calls, documents and signing are handled remotely.

Detached homes in London averaged about $663K in June 2026, townhouses about $470K and condo apartments about $319K, with the all-types average near $607K, down roughly 7% year over year. London remains one of Ontario’s more corrected markets and still sits well below its early-2022 peak.

Often, yes. Some Canadian lenders will qualify a resident or fellow on a signed employment offer or letter of employment rather than on current training income, so you do not need attending income to be approved. Which lender, what documents and how far ahead of a start date you can go all vary, which is why this kind of file needs to be placed deliberately.

Not on its own. Some lenders exclude deferred student loans from your debt ratios entirely, others include a calculated payment even while the loan is deferred. The same file can therefore qualify for very different amounts depending on where it goes. Professional student debt is routine in these applications.

Usually yes, though how much counts varies between lenders. Some use a percentage of the rent as income, others net it against the property’s expenses, and the two approaches produce very different qualifying numbers on the same house. On a student rental, that difference decides more approvals than the rate does.
